BOOKING TERMS & CONDITIONS

A minimum length of stay is required. Please contact us for more information. Rates are inclusive of taxes, if any, and utilities. Full advance payment is required at least 7 days prior to arrival date for reservation of 30 days or less.

Reservation

The reservation of an apartment is valid only after Sunrise Residence has accepted and confirmed the reservation. All the reservations must be guaranteed by a valid credit card issued by Visa, Master Card, JCB or American Express. Advance payment, amount of which shall be determined by the management, is required at least 7 days prior to arrival date by cash or bank transfer. In the event that payment is not received 7 days prior to the arrival date, the reservation will be cancelled automatically without any notice unless prior arrangements have been made with the Management. Reservations of more than 4 apartment units by the same entity are subject to our terms and conditions for group booking. For more information on bookings, please contact us.

Cancellation

The notice period depends on the duration of stay. The general rules are as follows: Five (5) days for any reservation below 2 months. Ten (10) days for any reservation of 2 months and above. Failure to comply with the notice period mentioned above will result in a cancellation charge equivalent to the above-mentioned notice period. If cancellation has not been notified on the arrival day, the valid date of a written cancellation notice will be the date it is received by us. Only written cancellation notices via e-mail or fax with guest’s details: name, contact number, confirmation number (if applicable), arrival date and reason for cancellation will be accepted. Cancellation is only effective with the written confirmation of the management. Should you not receive a written confirmation regarding a cancellation within 48 hours upon your request, please contact us.

Payment

Rental shall be paid in full 7 days prior to arrival date, except for a stay of more than a month for which an invoice will be issued from the check-in date to the last day of a calendrer month. Updated invoices will be issued for the subsequent months and shall be paid upon presentation. Late payment interest may be applied for any amount not paid on its due date. Furthermore, the resident will remain personally liable for any outstanding amount even though it has been agreed that the stay will be paid for by a third party or a corporation.

Early Departure

In the event of an early departure, the following prior notice period shall apply: More than one (1) month’s stay; Fourteen (14) days prior notice period; Six (6) months stay or above: One (1) month prior notice period; Pre termination apart from the above-mentioned lease period (a month or less) is not permitted after check-in. Failure to comply with the prior notice period will result in a termination charge equivalent to the above-mentioned prior notice period.

Extension of Stay

Subject to availability and at the discretion of Management, the length of stay can be extended without obligation to remain in the same apartment or at the same rate.

Liability

The management shall not assume any responsibility for theft, injuries or damages to any personal property in the apartments, or common areas including the exterior of the building.

House Rules and Regulations

Please read through the House Rules and Regulations upon checking in. A copy of which is available in the unit. Kindly contact our Guest Relations Officer if the tenant failed to find a copy in the room. Failure to observe the House Rules and Regulations may subject the resident to eviction without any written notice and no rental refund will be given.

Others

All the units are fully furnished and equipped with crockery, glassware, kitchenware, and utensil for the resident’s convenience and utilization. Tenant or occupier shall exercise diligent care during the tenure. An inventory list will be given upon checking in. Please check its quality and quantity, and write/markdown any missing or damaged items. Thereafter hand it over to our Guest Relations Officer as soon as possible. Upon departure, the management may inspect the apartment, and any missing item or damage caused to the apartment will be invoiced to the resident. The management reserves the right to enter the apartment in the event of emergency.
